To support this growth, we are seeking a highly motivated Development Manager to help identify, evaluate, and advance strategic projects.
Position Overview
The Development Manager will play a key role in originating and advancing data center development opportunities from initial market assessment through site control and project evaluation.
Working closely with senior leadership, this individual will coordinate with landowners, utilities, consultants, brokers, and local stakeholders to identify viable locations and drive projects toward investment decisions.
This position is suited for someone who enjoys solving complex development challenges and thrives in a fast-paced, entrepreneurial environment.
Key Responsibilities
- Identify and pursue land and infrastructure opportunities suitable for AI and data center development.
- Conduct preliminary site screening, including power availability, fiber access, transportation infrastructure, and development feasibility.
- Develop relationships with brokers, landowners, utilities, municipalities, and economic development agencies.
- Evaluate utility infrastructure and coordinate discussions regarding capacity, upgrades, timelines, and interconnection requirements.
- Support negotiations related to site control, letters of intent, easements, and development agreements.
- Manage external consultants and support environmental, zoning, permitting, and entitlement reviews.
- Prepare project assessments and recommendations for executive review.
- Track and manage multiple development opportunities simultaneously while maintaining project momentum.
- Monitor market trends and emerging opportunities within the AI infrastructure and digital asset sectors.
Qualifications
- 5–10 years of experience in infrastructure development, commercial real estate, energy, telecommunications, or data center projects.
- Experience evaluating development sites and coordinating early-stage project activities.
- Understanding of utility infrastructure, power procurement, or energy development processes.
- Strong stakeholder management and relationship-building skills.
- Ability to independently manage projects and prioritize competing objectives.
- Commercial mindset with strong analytical and problem-solving capabilities.
- Excellent communication and organizational skills.
Preferred Experience
- Data center development or digital infrastructure projects.
- Utility-scale energy, transmission, or renewable energy development.
- Industrial land acquisition or site selection.
- Permitting, entitlement, and development approval processes.
- Experience working with utility providers and infrastructure operators.
